Homes

According to Las Vegas REALTORS®, the median price of existing single-family residences sold in Southern Nevada in Nov. 2022 was $430,990. That’s up 2.6% from a median price of $420,000 in Nov. 2021.

Condos

The value of local real estate transactions tracked through the MLS in Nov. 2022 was $126 million for condos, high-rise condos, and townhomes. Compared to a year ago, total sales values were down 42%.

Land

There are 633 lots listed in the Las Vegas/Henderson MLS, ranging from $25,000 to $12 million, with a median price of $399,991. The median price per acre is $560,000, up from $400,000 in Mar. 2020.

People often ask me why I live in Las Vegas. The answer always produces a puzzled look, “Las Vegas is a nice, quiet city!” To outsiders, used to The Strip’s neon cacophony, that may come as a surprise, but most residents agree that this is a pleasant and easy-to-navigate city. There is a big difference between The Strip and its surroundings, which offer a prime living environment. Not that there’s anything wrong with living at City Center on The Strip. 😊

Las Vegas Real Estate Pricing Trend

In Nov. 2022, the median sale price of an existing single-family residence was $430,990, down from the May 2022 record of $482,000, according to Las Vegas REALTORs. A total of 1,521 homes and condos were sold during April, with home sales down 54% and condos and townhomes down 46%. The median price of homes sold increased 2.6% year-over-year. Condos and townhomes sold for a median price of $260,000, up 8% from a year earlier.
By the end of Nov. 2022, LVR reported 7,342 single-family homes listed for sale without any offer. That was up 162% from a year earlier, and down 7% from Oct. 2022. For condos and townhomes, the 1,633 properties listed without offers in Nov. 2022 represented a 230% increase from a year earlier. In 2021, a record total of 50,010 homes, condos, and townhomes were sold in Southern Nevada, up 20% from the 41,617 sales reported in 2020.

Airlines

Las Vegas’ McCarran airport is about 30 minutes away from most city neighborhoods. Once there, you’ll find a busy hub dominated by Southwest, which had a 34% share of passenger traffic in May 2021. Southwest is an efficient. low-cost carrier that can take you just about anywhere in the U.S., Mexico and the Caribbean.

Highways

Getting in and out of Las Vegas is usually a breeze, except Sunday evenings, particularly holiday weekends, when Los Angelenos begin their trek home. On a good day, interstate 15 can take you to Orange County in just four hours. If you head in the other direction, you can be in Bryce Canyon National Park in about the same time.

Local Traffic

If you live in Los Angeles or the San Francisco Bay Area, you know what a royal pain in the you-know-what it is to go places. While Las Vegas does have its traffic snarls, in general, it’s far easier and faster to get around. It helps that Las Vegas has some of the widest boulevards and streets this side of Dubai. And unlike Dubai, our Princesses roam free.
